Acquisition

Analysis

We look for the right location for every project, and the right partners and investors for every location. We identify the ideal use - be it residential, serviced apartments, hotel or student accommodation - based on the location, setting and size of the plot. If properties are very large, or new residential estates are planned then we combine different uses. For example, we have built hotels for different target groups, but also serviced apartments, SMARTments student and a childcare centre in Frankfurt's Europaviertel.

Our projects are based on a holistic economic concept, which has been underpinned by our Research and Analysis department for many years. The Moses Mendelsohn Institute, which emerged from the group, prepares detailed location analyses alongside studies on such areas as student accommodation and subsidised housing.

We have known our partners for many years and we are able to determine the project constellation that promises the highest degree of success. We also advise our foreign partners on the specifics of the German market and we have supported a number of successful market launches in the past, such as the launch of the Premier Inn brand for the UK market leader Whitbread. We will likewise be supporting the Citizen M launch in the near future.

Investment

GBI has invested a good two billion euros since its foundation in 2001. During this time, several new products have been developed - including the complete SMARTments family. Our hotels saw the launch of the first German fund for budget hotels, while two "study and live" funds were successfully placed with the student apartments. In this way, we have succeeded in making the student accommodation asset class investable. Since 2020, we have not only managed a 500 million euro hotel fund for Germany's largest pension fund, we have additionally launched an ESG fund and a fund for subsidised housing for two large organisations.
